In short

Stay in the spa center for a first trip, because the Hot Spring, Mill and Market colonnades are 5 to 10 minutes apart on foot. Choose the old town for restaurants and the bus terminal, the Pupp and Park Colonnade side for the funicular and quiet evenings, and the slopes for walks. Check the car zone rules before you drive in.

How to choose a base in Karlovy Vary

Where you sleep in Karlovy Vary decides how much of your day is a walk and how much is a bus or a hill. The town stretches along the Teplá river in a narrow valley, with the colonnades at the bottom and forest paths climbing both sides. The Karlovy Vary travel guide covers the sights, and the Czechia guide covers the rest of Czechia. A first visit usually suits the spa center, with the other three bases fitting specific plans.

Start with what your days are made of. If they revolve around tasting the springs, walking between colonnades and visiting a museum, sleep in the center. If they revolve around views, quiet evenings and the Diana funicular, sleep on the Pupp and Park Colonnade side. If you plan long walks on the marked spa paths or you arrive by car, the slopes may suit you better. Then weigh the car question, which is more important here than in most Czech towns.

The city runs a spa zone with restricted entry for cars. The tourist portal says hotel guests may enter the zone once, free of charge, on the day of arrival and on the day of departure to drop off or collect luggage, and that you must show written confirmation of your stay if asked. That arrangement does not allow parking outside the hotel's own car park. Visitors who are not accommodated in the zone need a one-day permit valid until midnight, paid by cash or card at a machine near the City Police building or the Imperial Spa. The portal also recommends the car parks around the center and the EasyPark app for city parking zones.

The price bands used here are rough guides for a double room per night: $ for a simple pension, $$ for a mid-range hotel, $$$ for an upscale hotel or spa property. Rates swing with the season and with events, so no figures are quoted. Read the final total, tax included, before you pay, and see the tourist taxes in Europe guide for how local charges work.

Numbers match the sections below.

The center is the base that makes the most plans easy. The Hot Spring Colonnade, built in 1975 in a functionalist style, arches over the most popular spring in the town, and its geyser rises to up to 12 meters according to the tourist portal. The Market Colonnade is about 200 meters away, a walk of about 5 minutes, and the Mill Colonnade is about 500 meters, around 10 minutes on foot. The Park Colonnade is 800 meters from the Hot Spring, a walk of about 15 minutes along the left bank of the river.

Park Colonnade, Karlovy Vary: Colorful buildings line a charming european city street
Park Colonnade, Karlovy Vary

That compact layout is the main reason to stay here. The portal lists the Park, Mill and Market colonnades as freely accessible, so you can taste a spring on the way to breakfast or after dinner without a ticket. The Castle Tower, the last remaining part of the Gothic castle built around 1358 for Emperor Charles IV, stands in the center and holds an exhibition on the Great Spa Towns of Europe. A spa hotel here also puts treatment rooms under the same roof, which matters if you plan massages or baths.

The trade-offs are crowds and the car zone. The streets around the colonnades are busy by day, and a car is more trouble than help, since you can enter the zone only briefly unless you hold a permit. If you arrive by bus or train, a taxi or a short city bus ride covers the last stretch. Choose a hotel that confirms its luggage-drop arrangement in writing.

Skip if you plan to drive in and out each day. The slopes or a car park outside the zone are easier.

Stay by the colonnades and the treatments are on foot.

2. Old town and Market

The old town around the market street suits visitors who care about eating out and about public transport. The portal puts the Market Colonnade about 5 minutes on foot from the Hot Spring, via the Jánský bridge and Tržiště Street, and it treats the Tržnice city bus terminal as the starting point for several routes. Buses 1 and 4 run from Tržnice to the Lázně III stop near the Mill and Park colonnades, and bus 2 runs to Divadelní náměstí, the Theatre Square.

Staying here keeps you on foot for most of the day and close to the buses for the rest. The tourist portal describes the Christmas decorations as stretching from the Thermal Hotel to Theatre Square, which gives a sense of how the center is laid out. A mid-range hotel or guesthouse in this area usually costs less than a spa property beside the Hot Spring, though prices follow the season and the festival calendar.

The limits are fewer spa-style properties and the same busy streets as the center. If your plan includes treatments, check what the property offers or whether it has an arrangement with a nearby spa house. If you want a quiet street, ask the property which rooms face away from the main street.

Skip if you want a hotel with its own treatment rooms. A spa hotel in the center or near Pupp is a better fit.

The old town keeps restaurants and the Market Colonnade close.

3. Pupp and the Park Colonnade

The southern end of the spa promenade is the place for travelers who want the Diana lookout tower close. The tourist portal says the tower, built between 1912 and 1914, is reached easily by funicular from the Grandhotel Pupp, and that you can climb by elevator or about 150 steps. Next to the tower the portal lists the Butterfly House, a mini zoo and a playground, and says entry to the tower, the mini zoo and the playground is free.

The Park Colonnade stands in Dvořák Park, about 800 meters from the Hot Spring, and the portal calls it a cast-iron colonnade built in 1881 by the Viennese architects Fellner and Helmer. The Snake Spring was brought to its premises in 2001. A stay here means a 15-minute walk to the center, or a ride on bus 1 or 4 from Tržnice to the Lázně III stop and a short walk across the Spa Bridge. Evenings are quieter than in the center, and the park is on your doorstep for a morning walk.

The limits are distance from the restaurants and the busiest sights, and a price that follows the grand-hotel end of the market. The Karlovy Vary Region Card matters here, because the portal lists a free funicular ride to the Diana tower with the card, and the card is sold online, at regional information centers and in selected hotels. Ask your hotel at booking whether it offers it.

Skip if you want to be among the restaurants. The old town or the spa center puts dinner closer.

4. Slopes and spa forests

Walkers, drivers

Bus, taxi or a downhill walk

The hillsides above the center suit visitors who come for the forest as much as the springs. The portal says locals head for the spa forests, and it lists 22 marked spa walks of different length and difficulty, some starting from funicular stations or from points near the sanatoria. The lookouts on the slopes, including the Peter's Height viewpoint and Mayer's Gloriet, are freely accessible all year round according to the portal.

Staying on the slopes may also help if you drive, because a property away from the busiest streets may offer its own parking. The city publishes a map of its traffic restriction zone, so check whether the address lies inside it, and ask about the access arrangements in writing. In the southern outskirts the portal places the Parkhotel Richmond, near the Štěpánka spring, which shows that spa properties exist beyond the center.

The limits are hills and distance. Paths are steep in places, evening returns can be dark, and the ride into the center depends on the bus or a taxi. Snow and ice make hillside streets slow in midwinter, so check the route from the bus stop with luggage before you book.

Skip if you want to stroll to a colonnade after breakfast. The spa center is a better fit.

Quick picks by traveler type

First-timers who want the colonnades on foot: the spa center. Travelers who care more about dinner than treatments: the old town and Market. Couples after views and calm: the Pupp and Park Colonnade side. Walkers with a car who want forest paths: the slopes, with the car-zone rules checked first.

If your plans include a day trip, base choice matters less. The tourist portal lists Loket about 14 kilometers from the center, 15 minutes by car, Bečov nad Teplou 25 minutes by car and the Teplá monastery 45 minutes by car, and a car or a tour covers all three. The Karlovy Vary in 2 days page shows how a base turns into a route.

Booking tips for Karlovy Vary

Book early for events. The city portal lists the 61st Karlovy Vary International Film Festival for 2 to 10 July 2027, and the Christmas markets run at the Mill Colonnade from 29 November 2026 to 6 January 2027. Spa season opens on the first weekend of May, according to the portal. Weeks around these dates draw more visitors, so check availability and cancellation terms early, and read the best time to visit Karlovy Vary page to pick a week.

Confirm three things in writing before you pay: the luggage-drop arrangement for the spa zone, what the room rate includes, and the local charges due at the property. Ask whether the property sells the Region Card, which the portal says some hotels do. If you plan treatments, book them with the property or the spa house directly and check the conditions, since treatments are separate from the room.

Finally, prepare your phone and your cover. A data plan helps with bus apps and parking, and the Europe eSIM roundup compares options. Travel insurance is worth a look if you prepay a spa package, since a canceled stay can cost the whole amount. For border rules on arrival, see EES explained.

Often only partly. The city runs a spa zone where hotel guests may enter once, free, on arrival and departure days to drop off or collect luggage, with written proof of the booking. Other drivers need a one-day permit, so ask your hotel about parking.

Update history

  1. Replaced the placeholder map with a map of the areas, numbered to match the sections.
  2. Written from official sources; checked the Karlovy Vary tourist portal (colonnades and springs, the 10 tips page, the traffic and spa-zone page, the Region Card, spa walks and lookout pages) and the UNESCO listing. Price bands are rough guides and no room rates are quoted.
