Beatrix Potter bought Hill Top Farm in Near Sawrey in 1905 with money from her early books, including The Tale of Peter Rabbit. The Lake District retreat gave her a place away from London, and the surrounding countryside fed her work as a writer and illustrator.

Potter cared about the conservation of the Lake District. She bought several farms over the years and left most of them to the National Trust. Hill Top passed to the Trust with Potter’s wish that her home and belongings remain as she had left them.

Details to look for inside

The farmhouse retains Potter’s furnishings, personal effects and original artwork. Everyday objects help make the rooms feel like a working home: her boots and hat are near a fireside chair, and a clock remains in the kitchen. The collection also reflects her interests beyond writing, including upland farming and Herdwick sheep.

As you move through the rooms, notice how the house’s real settings connect with the world of her books. The gates, fences and garden details are among the features that Potter drew on for her stories. Storyboards around the property offer more context about those connections.

The garden and grounds

Outside, the garden has a deliberately informal character, with wild flowers among herbs, fruit and vegetables. Its paths and small details make it worth taking time to look around after the house.

Hill Top sits in the village of Near Sawrey. You can reach it by car, or approach on foot from the ferry landing, but that walk is challenging. Bring water if you choose the walking route, particularly in summer. The grounds welcome dogs; they cannot go into the farmhouse.
