Stay in the old town for a first short trip, because the canals, the château and the lake are all on foot. Choose the station area for trains and lower prices, the lakefront for a summer swim base, and a village on the shore if you drive and want quiet. Book July, August and the June animation festival weeks early.

How to choose
Annecy is small enough that a stay in any of the four areas below puts the old town and the lake within a short walk, bike ride or bus. The choice comes down to three things: whether you arrive by car or by train, whether you want a restaurant street or a quiet shore, and how much summer pricing you are willing to pay. The Annecy travel guide covers the sights, and this page settles the base. For the wider picture, start with the France guide.
Most visitors reach Annecy from Geneva airport or by TGV from Paris, which takes about 4 hours. If you land in Geneva, remember that Switzerland is in the Schengen area too, so the Schengen 90/180-day rule counts your days in both countries together. A train arrival favors the old town or the station area, because you can walk to your room. A car arrival changes the calculation, because the old town is largely pedestrian and parking is limited.
Prices in this guide are relative bands: $ is a budget hotel or simple guesthouse, $$ a mid-range hotel, $$$ an upscale or lake-view stay. Actual rates swing with the calendar. Check the total at booking, and expect a local tourist tax per person per night to be added by the hotel; our note on tourist taxes in Europe explains how that works.
The calendar matters more than anywhere else in this guide. The Annecy animation film festival fills the old town for a week in June (it ran from 21 to 27 June in 2026 after a shift for a G7 meeting, and the tourist office lists 13 to 19 June for 2027). The lake festival with fireworks takes place at the start of August, on Saturday 1 August in 2026. Summer weekends in July and August are busy even without a festival.
1. Old Town
The old town is the postcard Annecy: canals lined with pastel houses, arcaded lanes, flower-hung bridges and the château above. Staying here means you can walk out of your door to a morning market, a canal-side café and the lake within a few minutes. For a short first trip, it is the most efficient base, because you spend your time seeing the place rather than commuting to it.
The tourist office lists the old-town market on Tuesday, Friday and Sunday mornings, starting around 7am, so those days start early and busy under your window if you sleep on a market street. A larger Saturday market runs on Boulevard Taine. Market mornings are a pleasure for early risers and a nuisance for anyone who wants to sleep past eight.
The trade-offs are parking and noise. Many old-town hotels have no private car park, so you rely on public underground car parks nearby, and the lanes are pedestrian for much of the day. On warm summer evenings the terraces are lively until late, and rooms facing a canal can be loud. Ask for a courtyard or upper-floor room if you sleep lightly.
Property types are mostly small boutique hotels, family-run guesthouses and apartments above shops. Rooms are often compact, with older buildings and narrow stairs, so check whether there is an elevator if you have heavy bags. If you want to plan a first day around this base, see Annecy in 2 days.

Stay here when you want the Old Town within walking distance.

2. Station and center
The area around the station and the modern center is the practical choice. The rail and bus stations sit side by side, so it suits travelers who arrive without a car, leave early for Geneva or Paris, or want to compare prices more than views. Larger chain hotels and apartment-style stays cluster here, and prices tend to be lower than in the old town for the same standard.
The old town and the lakefront are both about a 10 to 15 minute walk, which is easy for a first-time visitor. Evenings are quieter than in the lanes, and there are fewer terrace restaurants, so you may end up walking back toward the canals for dinner. That is not a hardship, but it does mean the district has less of a village feel after dark.
Parking is easier here than in the old town, because many hotels offer a car park or a nearby garage. If you rent a car for a day on the lake or into the mountains, this is the base that makes the pick-up and return simple.

3. Lakefront and beaches
The lakefront stretches along the shore from the old town, with the big lawns of the Pâquier, public beaches, boat docks and the cycle path. Staying here puts a swim, a pedal boat or a lake cruise on your doorstep, and the mountains rise across the water. It is the strongest base for families and for July and August trips when the water is the point.
Hotels range from upscale lake-view rooms to modest family stays set back a street. Prices run highest in summer, and rooms with a lake view or balcony cost more. Outside summer, the lakefront is quieter and cheaper, and the walk to the old town along the water is one of the nicest in town.
On warm weekends the lakefront is busy, with crowds on the lawns and on the path. The fireworks of the lake festival are watched from the shore here, and rooms on the water cost the most that weekend. If you want a calm early morning swim or a bike ride before the day starts, this is where you want to be. Lifeguard cover on public beaches follows a summer calendar, so check the city's beaches page for this year's dates before you plan a swim.

4. Lake villages
Villages on the shore, such as Sévrier on the west side and Talloires on the east, trade convenience for quiet. Guesthouses and small hotels sit between the road and the water, with terraces, small beaches and mountain views. The cycle path along the lake links them to Annecy, which makes a car optional if you are comfortable on a bike.
This is the best base for couples, for a second night after the old town and for drivers who want to reach the Alpine roads. The rewards are slower mornings, space and water views. Evenings are quiet, with fewer restaurants open late, and you may eat at your hotel or drive for dinner.
Buses run along the shore but not late and not often, so check the last return before you rely on one. In season, the lake's stop-and-go boat, the Navibus, calls at villages including Talloires, Menthon-Saint-Bernard, Sévrier and Duingt, but on a limited timetable in spring and early fall, so it suits a day plan better than a commute. In July and August, traffic around the lake can slow a short drive to a crawl, which is another reason to prefer a bike or a boat in peak season.

Choose a lake village for a quiet stay by bike or boat.

Booking tips and timing
Book early for July and August, the week of the animation film festival in June, and the first weekend of August when the lake festival lights up the bay. For Christmas market weekends in December, check the city's announcements for dates. Rooms in the old town and on the lakefront sell out first, and prices follow demand. If your dates are flexible, May, early June and September offer the same lake and old town with more choice and lower rates. For the full season picture, see the best time to visit Annecy.
Check what the hotel includes, because breakfast, parking and air conditioning vary widely. Many older buildings have no air conditioning, which matters in July and August. If you plan to rent a car, ask about parking before you book, since the old town has few spaces.
Mistakes to avoid
The first is booking a lake village without a plan for the evening. If you have no car and the last bus is early, a gorgeous terrace becomes an expensive hotel dinner every night.
The second is choosing the old town for a heat wave. Narrow lanes hold heat, and older buildings often lack air conditioning, so a room near the water or with a fan matters more in July and August than a canal view.
The third is booking a non-refundable room for festival week before you decide you want to be there. Prices peak, streets are packed, and the quiet charm that makes Annecy appealing is gone for a few days.
The fourth is driving into the old town. It is largely pedestrian, and public car parks at the edge are simpler than hunting for a space near a hotel.
Before you go, sort the basics: an eSIM for France keeps maps and train times on your phone from the airport, and travel insurance for France covers cancellations if the weather turns on a lake day. If you are adding the mountains, compare a Chamonix stay, and for overall planning use our guide to getting around Europe.
Preguntas frecuentes
What is the best area to stay in Annecy?
The old town for most first trips, because the canals, the château and the lake are within a few minutes on foot. Choose the lakefront for summer swims and the station area for trains and lower prices.
Is it better to stay in Annecy old town or by the lake?
The old town gives you atmosphere and restaurants at your door but little parking and some evening noise. The lakefront is calmer and has beaches, with higher prices in summer. Both are a short walk from each other.
Is the area around the station a good place to stay in Annecy?
Yes if you arrive by train or bus, want chain hotels or apartment stays and care about price. It is about a 10 to 15 minute walk to the old town, with fewer evening restaurants.
Do you need a car if you stay in a lake village?
Usually yes, or a bike. Villages on the shore have buses and a cycle path to Annecy, and in season the lake boat with stops calls at several of them, but evenings and early mornings are easier on wheels. Many guesthouses offer parking.
When should you book a hotel in Annecy?
As soon as dates are firm for July, August, the animation film festival in June (21 to 27 June in 2026, 13 to 19 June in 2027) and the early-August lake festival. Rooms in the old town and on the lakefront go first. May and September have more choice.
