En resumen

Sleep in the Old Town for sights on foot and the Sea Organ at sunset. Choose Kolovare for a beach near the center, Borik for resort beaches and large hotels, and Diklo for quiet swimming. The airport is 8 km away, and the airport bus reaches the Old Town in about 20 minutes. Book summer rooms early and pick the base by the evening you want.

How to choose a base in Zadar

Zadar is a small city on a long, narrow peninsula, and the bed you choose decides how much of it you reach on foot. The Zadar travel guide covers the sights and the island boats, and this page settles where to sleep. If Zadar is one stop on a longer trip, the Croatia guide shows how it fits between Plitvice, Šibenik and Split.

Four bases cover most plans. The Old Town is the walled peninsula with the Roman Forum, the main street and the Sea Organ. Kolovare is the city-beach district just outside the old walls. Borik is the resort strip with large hotels, pebble and sand beaches and an aquapark. Diklo is the quieter coast north of the peninsula, where the tourist board says the entire shoreline is suitable for swimming. Each one trades something for something else, and the right answer depends on how many nights you have and how you plan to spend the evenings.

Price bands run from $ (simple room or guesthouse) to $$$ (upscale hotel) for a double in the main season. Treat them as a rough guide only, since rates change by date and none are quoted here.

Which part of town first

Start with the question of what a normal day looks like. If you want to wake up, walk to a bakery, see the Forum and the churches, return for a swim and walk out again for dinner, the Old Town or Kolovare fits. If you want to wake up on a beach, eat at a hotel buffet and use a bus or taxi for city visits, Borik fits. If you want a calm room, a swim from a quiet shore and a ride into the center now and then, Diklo fits.

The airport adds a second question. Zadar Airport is 8 km from the city, and its own page lists a bus to the Old Town that takes about 20 minutes and costs €5.00 one way, with the ticket valid for 90 minutes on the city network. A taxi stand sits opposite the arrivals exit and works around the clock. That makes the Old Town the easiest arrival of all four, and the beach districts easy as well, since they sit on the same city bus network. If you land after dark and want to be in bed within an hour, the Old Town and Kolovare win.

1. Old Town

Best for
First visits, short stays, couples

Evenings
Waterfront and lively lanes

The Old Town is the walled peninsula where most visitors want to be. The tourist board calls the Sea Organ a waterfront installation about 70 m long, with 35 pipes under the steps that sound with the waves, and the Greeting to the Sun lights up beside it. Behind the waterfront, the Roman Forum is a square of roughly 45 by 90 m, the round church of St. Donatus is the symbol of the city, and Kalelarga is the main street. The Five Wells Square and the Land Gate sit within a short walk of each other. There is a lot packed into a small area, which is why a base here saves time.

For a stay of one to three nights, the Old Town is hard to beat. You can walk to breakfast, see two or three sights before the day gets hot, and be back at the room for a rest. Dinner is a short stroll away, and the barkajoli, the rowing boatmen who ferry people across the harbor, are a Zadar tradition worth a ride. You also avoid the daily bus or taxi to the center that every other base requires.

The trade-offs are noise, price and swimming. Rooms near the Riva and the main squares sit above bars that stay busy on summer weekends, and heavy bags have to be carried across stone pavement. Prices are usually the highest of the four bases for similar quality. Swimming is possible from the seafront, but the real beaches are a walk or a bus ride away. If you want a quiet street after midnight in July, ask for an inner lane and an upper floor, or choose another base.

Evítalo si you want a quiet street after midnight in July, or plan to spend most of the day on a beach.

2. Kolovare

Best for
Families, beach days, longer stays
Airport
Short taxi or city bus from the airport
Evenings
Quiet, with the Old Town a walk away
Price band
$$

Kolovare is the part of town that answers the obvious question: where do you swim if you stay in the center? The tourist board describes Kolovare beach, with its bays and city seawater pool, as only a few steps from the city center, and notes that a path leads from there to the rocky beach of Punta Bajlo. Hotels and apartments cluster along the shoreline, and the Old Town is a short walk back toward the walls.

This is the best compromise base for most families. You can walk to breakfast in the old streets, swim in the afternoon without any transport and still be at dinner in the center within minutes. Evenings are calmer than on the peninsula, which helps if you travel with young children or need an early night before a morning boat.

The trade-offs are the type of beach and the choice of rooms. Kolovare is rocky and pebbly, not sandy, so it suits swimmers more than sandcastle builders. Rooms are mostly mid-range hotels and apartments, with fewer boutique options than inside the walls. If you want a wide sandy shore or a resort pool, look at Borik. If you want to hear the Sea Organ from your window, stay inside the walls.

Evítalo si you want sand and a wide sea view, or the Sea Organ outside your room.

If you want Kolovare close to the Old Town, this is a good fit

3. Borik

Best for
Beach-first stays, families, resort lovers
Airport
Taxi or bus, then the city bus to town
Evenings
Beach bars and hotel dining
Price band
$$

Borik is Zadar's resort strip, along the coast northwest of the peninsula. The tourist board lists a pebble and sandy beach at Borik, with an aquapark and beach bars, and it sits on the route toward Puntamika, the next beach along the coast. Large hotels and apartment blocks line the shore, and many package stays use it.

For a beach holiday that includes a city, Borik works. You can swim from the doorstep, eat at the hotel or at a beach bar and take the bus or a taxi for an evening in the Old Town. Families with children benefit from the aquapark and the shallow-water beaches, and the hotels often include pools, playgrounds and breakfast. It is also a sensible choice if you arrive with a car, since resort hotels tend to offer parking.

The trade-offs are distance and atmosphere. Borik is a ride from the sights, so each Old Town visit costs time and a fare. In the evening, the choice is between hotel dining and the same few beach bars, unless you go into town. If your main goal is to see the Forum, the churches and the Sea Organ, the daily ride is a nuisance. If your main goal is to lie on a beach, it is a fair price for the beach.

Evítalo si you plan to dine in the Old Town every night, or you dislike resort crowds in July and August.

Choose Borik for beach days with children, with a bus or taxi to the Old Town.

4. Diklo

Best for
Quiet breaks, swimmers, couples
Airport
Taxi or bus from the airport
Evenings
Very quiet
Price band
$–$$

Diklo is the quieter coast north of the peninsula. The tourist board says the entire Diklo coastline is suitable for swimming, and that is the reason to pick it: you walk out of a small guesthouse or apartment, and the sea is there. Crowds are thinner than at Borik, and the pace is local.

This base suits travelers who already know they like Zadar, who have a few nights and want to treat the city as a day visit. It also suits people who prefer to swim early, cook some meals and eat out only now and then. A rental car or a regular bus pass makes the base easier, because you will travel to the center for most meals and sights.

The trade-offs are restaurants and time. Diklo has fewer places to eat than the center, and a late return from the Old Town needs a taxi or a plan. In winter, services thin out. If you rely on walking to sights or want a lively street after dinner, choose another base.

Evítalo si you rely on walking to sights, or want restaurants and bars at the door.

Compare the four bases

A quick side-by-side shows where the four bases differ. For most first trips the real choice is between the Old Town and Kolovare, and the second is a better fit if the stay includes beach days with children. A split stay of two nights in the Old Town and two in Borik or Kolovare is also common, but each move costs half a day, so keep it for stays of five nights or more.

When to book Zadar and which months to choose

Zadar is busiest from late June to early September, when ferries fill, the beaches are full and the Old Town stays awake late. For July and August, reserve as early as you can, with a refundable rate if a boat timetable might change your plans. In June and September, rooms are easier to find, the sea is warm enough for swimming and the streets are calmer, while May is pleasant for walking but the sea is still cool. In winter many seasonal places close, but the Old Town stays open, and the city is a pleasant, quiet walk.

If your trip is built around the Sea Organ and sunset, any month works, since the installation plays with the waves all year. If it is built around island boats or the Kornati and Krka excursions, visit between May and October, when the schedules are fullest. The Zadar in 2 days plan shows how to fit the sights and a beach into a short stay.

Booking mistakes in Zadar

The first mistake is booking Borik for a city break and then spending a share of each day on the bus. If the Forum, the churches and the main street are the point of the trip, sleep in the Old Town or Kolovare. The second mistake is booking the Old Town for a beach holiday. The seafront is lovely, but a day at the sea needs a short walk or a bus ride to a proper beach.

A view of a city with a body of water in the background, Zadar
A view of a city with a body of water in the background, Zadar

The third mistake is comparing room prices without the tourist tax, which is charged per person per night and may be collected separately; tourist taxes in Europe explains it. The fourth mistake is booking a one-night stay. Zadar is easy to see, but a single night leaves no room for a delayed flight or an island boat, so book at least two. The fifth is comparing the city with Split on price alone; the Zadar or Split page shows what else differs.

Who should skip the Old Town

Skip the Old Town if you sleep lightly and travel in July or August, if you arrive by car and dislike carrying bags over stone, or if you plan to be on a beach most of the day. In those cases, Kolovare gives the best mix, and Borik gives the best beach. Skip Diklo if you rely on public transport and want an easy evening out. Skip Borik if the sights are the main reason you are visiting Zadar.

Money, phone and cover for a Zadar stay

Cards work in most Zadar hotels and restaurants; keep a few euros for bakeries and beach bars. An eSIM for Croatia gives you data for maps, bus tickets and ferry apps from the moment you land at Zadar Airport, and travel insurance with medical and cancellation cover is worth having for a trip that includes island boats. For help with buses and boats across the country, see getting around Europe.

Visitors from outside the EU register in the Entry/Exit System at their first Schengen border; EES explained covers what that involves. For a longer loop, the Northern Dalmatia guide shows how Zadar fits with Šibenik, Krka and Pag.

Preguntas frecuentes

Where is the best place to stay in Zadar?

The Old Town for a first visit, because the Sea Organ, the Roman Forum and the main street are all on foot. Choose Kolovare for a beach close to the center, Borik for resort beaches, and Diklo for a quiet swimming base.

Is it better to stay in the Old Town or Borik?

The Old Town is better for sights and evenings, Borik for beach days and hotel facilities. Borik is a bus or taxi ride from the peninsula, so expect to travel in for dinner. Many short stays pick the Old Town and swim at Kolovare.

How far is Zadar airport from the city?

Zadar Airport is 8 km from the city. The airport bus runs to the Old Town in about 20 minutes for €5.00 one way, per the airport's own page, and a taxi stand faces the arrivals exit.

Is the Old Town in Zadar noisy at night?

It can be on summer weekends, when bars and the waterfront stay busy. Ask for a room on an inner lane or an upper floor, and avoid the streets closest to the Riva if you want to sleep early.

Do you need a car if you stay in Zadar?

Not for the Old Town, Kolovare or the city beaches. A car helps for Pag, Nin, Krka and other places outside the city, but the islands are reached by boat, so a car is optional for most short stays.
